Various roof/chimney repairs

Received a homebuyer report on a property, two floor 3 bed terrace, highlighted several areas of concern : chimney stacks, mortar pointing badly weathered and fallen away in places, chimney pot open to elements (fireplace blocked, no ventilation); roof covering, few tiles uneven, bedding mortar cracked and missing in places, roof lining very frayed and worn at edges, does not project properly into guttering; guttering, debris blocking top of down pipes, rear gutter dips, downpipe at back discharges into water butt; roof structure, main roof not ventilated, insulation laid over electrical cables. Please could you provide an estimate for some/all of the necessary work, to allow for renegotiation of purchase price if necessary so that work may be carried out before moving. Thanks, Mark
