On back of house.
Will become predominant in-separated living and dining area (Needs to be fully habitable all year round)
7 Layer dwarf wall (fully insulated and cavity insulation)
3 pillars on projection allowing windows to be grouped in 2 sets of 3.
2 pillars on side face (windows and doors in-between them)
6 windows on projection (4 opening outwards)
2 windows on side face (none opening)
Double door on side face.
Double hipped pitched glass roof to maximize light into the rooms behind the extension and to best regulate year round temperature.
Gutters and drainage.
Full plaster finish.
2 radiators.
2 wall lights.
4 double electric sockets.
Very tall trees within 24m of desired extension possible 1.5m foundation needed.
Remove manhole away from underneath extension and move soil pipe to side of extension/house.
Move garden water tap to projection end of extension.
Planning permission will need obtaining.
No plans prepared but have cad drawings of desired design.
No calculations prepared by structural engineer.
