Removal and replacement of all sealants to windows throughout. Outside drain needs unblocked. Some small plasterwork to small section between hall and livingroom wall. Filler to picture holes, etc. Replacement of lavatory, bath and basin taps in bathroom. Sealant replacement. Boxing in of exposed piped around lavatory and sink unit. Replacement of electrical socks - like for like. Replacement of ceiling light fixtures. Carpet removal and replacement laminate flooring. Complete redecoration throughout, except kitchen. Floor repairs, wall repair needed

I just removed the laminated flooring in my flat and want to replace it with carpet. But underneath the flooring I found too many broken or missing floor tiles. Now there are gaps in the floor that need filling with self-levelling compound before I can put the carpet in. Also there is a hole in one of the walls that also needs filling.

to remove old render, then rebuild, repair, or replace, as necessary, my existing front garden walls, trying to reuse existing decorative blocks, then to render and paint to finish.

Build WC in hallway

All works to be carried out in accordance with current Building Regulations Investigate bearing of beam/lintel over original front door opening (lounge side). Investigate foundation of pier supporting above beam/lintol. Relocate BT point fixed to above pier. Cut back as far as possible above pier. Quoin up & make good plaster. Note additional support works may be necessary. Relocate radiator. Access to the staircase is to be turned through 90 degrees. Bottom treads & risers to be remodelled to form winders, newel post & balustrade to be altered to suit. Construct WC c/o:- Timber/metal stud walls lined with plasterboard & skimmed & sound deadening quilt. Walls to be as thin as possible. Plumbing works and sanitary fittings (WC suite, whb & taps) Electric works c/o light switch & point, ventilation. Door, lining, stops, architrave & ironmongery. Skirting to match existing. Suspended Ceiling Gyproc coving to match existing to hall side of new walls. Picture rail to match existing to hall side of new walls. Provide window in side wall above staircase. Connect drain & waste pipe into manhole in front garden. Possible route is out through side wall of house, along sideway & under front steps. Make good concrete. Plans are available

New under stairs WC

New below stairs WC A local church have a new home for their pastor. This needs a new ground floor WC installed under the stairs. In summary the work comprises: 1. Stripping out the existing wall between under stairs cupboards. 2. Moving the gas meter approx. 200 mm on existing flexible pipes. 3. Installing a new stub stack/AAV into a new below floor-board foul waste connection to an existing SVP (appox. 5m long) 4. Installing a new stud wall below stairs to increase the size of the larger cupboard, and provision of a new larger door/frame into the WC. Plastering all internal wall and ceiling surfaces. 5. Mods to the existing door and paneling to the small under stairs cupboard. 6. Fitting the new WC & WHB c/w new H&CW and waste connections. 7. Supplying a new centrifugal extract fan and ducting system from the WC wall to the external kitchen wall (appr. 6m run) in rigid PVC ducting above existing high level kitchen units. 8. Allow for mods to the existing lighting to the small under stairs cupboard. 9. Plywood lining and ceramic tiled floor to the new WC. 10. Painting and decorating the new WC walls/ceilings and all internal and external woodwork. A fuller specification and drawings/ photographs are available and a site visit shall be required. This project has a fairly tight schedule and the work must start on 1 Feb and be completed by 16 Feb 2019 when the new pastor and his family will be moving in.

We are looking to put flooring and eventually stairs in our garage space. It is a double height garage.

to build a split level raised patio & install new flat roof

work to rear of house, to link two parts of building together with new flat roof & level floor. Remove rear windows and doors in preparation for bi fold doors. re wire one room & install new coving. Tile kitchen, hall, lounge & patio, install external lighting & heating. Remove & replace radiators. install glass balustrade and gas points in patio.
