I have some work needed if you are interested
My garage was converted to a office in 2007. I am moving house and at a late stage we discover the garage conversion does not meet building regs due to lack of a DPM and no thermal insulation in the outside walls.
The building Inspectors tells me I need the following retrospective work done:
The laminate and chipboard floor to be lifted and a Damp Proof Membrane must be laid under the joists. Currently the wooden joists sit directly on the concrete. After the membrane is laid then replace chipboard and skirtings, adjust door openings if needed, but no need to replace laminate.
The single block external walls need to be insulated from the inside, therefore either Kingspan insulated plasterboard or an insulated timber frame. No need to redecorate.
Extras: There is a wash basin which is no longer needed so remove and close pipes. There is an internal partition wall with small radiator either side and electrical sockets. The wall is no longer required so demolish and remove or position the radiator.
