We are leaseholders living on the ground floor of a three storey block of flats owned by Clarion Housing. The property dates from around 1960. The problem is with the waste pipe in under the kitchen sink that runs to the communal stack. This is an old metal pipe that has now corroded and has a hole in it meaning all water now floods the kitchen. There is a kitchen unit to the right that covers access to the end of the waste pipe where it enters the wall and the rear of this unit will need to be cut away to allow replacement to take place. There will not be an expectation for any holes made in the rear of the unit to be made good. We are both pensioners in our 70's with mobility problems so I am no longer able to tackle this job myself.

Zibi, came to identify a leak in my ceiling.(an old lead pipe) i agreed for him to replace it for copper pipe. There were a few moments of panic, as his first fixing leaked, but he soon rectified it. I'm not an hundred percent happy with finish, as pipe does not sit flush with walls!, However Zibi had told me that the wall behind need to dry out, then pipe can be pushed back toward wall. So time will tell, when I need to plaster walls. His price was fair.

The WC is very loose and moves from side to side. Water leaks from behind the wooden panels and from the sides. Sealants are completely dry and no longer holding WC to either the tiled floor or back panel. Urgent repairs needed.

Pipe leaks after hot water is on, then if I flush the loo nearest to it it stops until the water comes on again. It may be that it's the hot water heating that needs adjustment, I just don't know.

Sorted the leaking pipe by fitting a new valve in the mains tank and lowering the water level plus checked both toilets to ensure no overflows there. Great value for money, plus he explained what he was doing without being patronising - which is something I really like. Very satisfied with the job.
