My hot water cylinder tank is leaking from the top and producing a slow trickle of rusty water. I have a boiler for the central heating system and an immersion heater in the airing cupboard. I have 2 shut-off valves in the airing cupboard to save draining the whole system.

Please use email or text on mobile since I am deaf. One leaking hot tap in kitchen and a broken pipe outside (water from bathroom and kitchen affected). I do have a very makeshift temporary fixture for pipe outside but water is still spilling onto the path!
