Lounge / Dining room approx 4.5 x 7m
· Removal of damp plaster below bay window – ‘Dry Zone’ injection – re plaster wall with 2 coat waterproof sand and cement and skim finish. Also injection for external and make good pointing below bay window
· Installation of new upvc windows to bay
· Adjustment of existing French doors
· Decoration to lounge and dining room – line paper to front wall where damp repaired –two coat emulsion to walls and ceiling and one coat gloss to wood work
· Under stair cupboard- strengthen wall- install a door and frame and complete the cupboard ready for use
Kitchen approx. 2.1 x 3.5m
· Installation of new upvc window to kitchen 1.5 x 0.8m
· Install new sink unit, doors and worktop re using old sink & general remedial work to kitchen including replacement of 1 double socket and cleaning others
· Decorate kitchen
Bathroom approx. 2.1 x 2.7m
· Tile remainder of bath area approx 2.5m2 - including adhesive and grout. (Not including tiles.)
· Decoration to bathroom and re-seal bath and whb
Back Bedroom approx. 2.1 x 2.7m
· Alterations to existing door and installation of mortice lock and handles
Mid bedroom approx. 2.1 x 3.5m
· Installation of new 6 panel pre primed door with mortice lock and handles and patch frame
· Install new light fitting
· Stick paper where pealing and remove surface mounted socket, make good wall and paint
Front bedroom approx. 2.7 x 4.5m
· Decoration Strip lining paper from front wall paint with stain block and re-paper fill cracks in ceiling, two coat emulsion to walls and ceiling and one coat gloss to wood work
· Install vent to chimney breast
· Installation of new 6 panel pre primed door with mortice lock and handles and patch frame
General
· Electrical test and landlord’s certification
· Gas check, boiler service and landlords cert
· Form render bell cast above kitchen window
· Install trickle vents to all windows (cost per window)
· Carpet to stairs, landing, back bed and mid bed including removal and disposal of laminate floors
· Stairs - install new newel post to top landing
· Stairs - Install new hand rail,spindles and newel post to bottom quarter landing
· Replace pendant to landing (inc pend)
· Installation of new mains smoked detectors to landing and living room and heat detector to kitchen
Rear external
· Remedial work to back gate
· Paint Render to rear 3 coats weather shield masonry paint
· New GRP flat roof to out-rigger approx. 2.4 x 3m
· Make good gutter to out-rigger approx 1m
· Clear out rear yard
· Render and paint rear boundary wall
Front external
· Form brackets and secure front iron fence
· Make good face flagging
· Remove foliage and touch up paint to front elevation
· Repair gutters
