Is skirting usually included in room painting?

Hi, i have 3 small bedrooms just big enough to fit in a double bed. Painter is charging me £300 for each room which excludes skirting and any wood work. Is that a fair price? Thanks in advance!

Hi there,

skirting is optional, unless you have specified that the skirting is to be included in the price. Did you ask the painter to include this is his quote ?

Depending on the size of the square meterage would determine how much he charged, but normally a box room can cost anywhere from £200-300.

Is the painting just for walls or does it include ceilings? Are there gaps between the tops of the skirting to walls and the sides of the Architraves and Door Frame(s)? Is there Cornice between Ceiling & Walls?

It’s over priced £300 per bedroom is too much . Skirting should be included for that price .

Hi, I am a decorator too, the price can be fair in relation to the existing conditions of the walls and the wood work. If the rooms walls and the wood surfaces are good enough and you don't need to spend too much time in preparation, as open up cracks, filling and sand down, me personally I would have included the skirting and doors in the price.

Usually re painting a room would include skirting walls and ceiling but that should of been made clear when priced!

There is more than one answer to your question. Whether is fair or not being charged £300 per room depends how many different colours you have choose for room meaning different colours on different walls, different ceilings colour rooms, shape of surface, holes, cracks, dump etc.

Skirting is part of the woodwork and woodwork demands different finish and treatment etc and it always goes separate from masonry in quote.

If your painter isn’t hanging wallpaper in any of them rooms then his price is very very high and me personally and loads of painters I know when painting a room all wood work is included as long as it’s in the room and fitted when the job was priced it should be in that price defo for £300 a room .

The cost seems excessive especially without skirting unless your changing the color of the rooms from a dark color to a light one because that will take more materials/time.

if you have asked for the bedroom walls to be painted i would expect him to paint the skirtings as paint will splatter from the walls onto the skirting .

If he is only charging 300 for the 3 bedrooms , sounds like he has undercharged you for the walls and forgot about the skirting and architrave

I would say the price is a bit high £200 for the room with two coats and £300 with the wood work

It is normal to quote for just the walls. The price can be dependent on area you live and if its fresh plaster it will need three to four coats of paint, two if freshening up with a new colour, are the rooms empty or does everything need to be moved, are you supplying the paint or is he. Each room should take a day to two days depending on these factors. I would say its to the higher end of pricing but potentially reasonable as every job is different. Best thing to do is get three quotes and you can get a ball park figure.

no this is way to much for the sizes of your rooms i charge £180 a day plus paint and if the rooms are as small as you say this should not take more then 2 days to do all 3rooms including the glossing

That’s a good price for just painting the walls,including woodwork I would charge £450 as quite a bit of preparation is needed (sanding/under coat/final coat)

I would consider the time it takes the painter to prepare the room and paint (including drying times) which would work out at 1 day to prep walls and ceiling and paint the ceiling and 1 day to paint the walls allowing drying times between coats and the tidy up at the end. I hope this helps.
