i think separate water supply via electric won’t help you as an option to have a bigger water tank and water booster.

Depends on the finishes you would like to see.
roller is making spray effect-door will look like from manufacture.
brush will be noticeable as handmade work

I would suggest to take old ceiling off and after it apply hardwall where needed (bigger holes) and after it dry apply 2 coats of plaster skin.
Could be both-plasterer used out of date plaster.
Delivery will be easier and convenient, but builder can offer to buy items required for you and install them.
