16 Holm Dell - Scope of Work - Draft - 23 August 2014

Family Bathroom
1. Carefully disconnect and store for re-use, the lavatory, pedestal basin and associated faucets, shower mixer and shower screen. Bath to remain in place.
2. Remove mould damaged wallboard under window cill and utility wall. Remove skirtings.
3. Carefully cut out and remove water damaged particle board flooring in the bathroom between utility room partition and joist adjacent bath.
4. Treat all retained areas of wall and floor finishes with undiluted fungicidal mould killer.
5. Screw fix new 25mm WBP ply floor replacing removed particle board floor. Install treated sw noggins at butt joints as necessary.
6. Instal new 15mm water resistant (aqua board or similar) to replace existing mould damaged wallboard. Tape joints and skim with 2mm plaster finish.
7. Sand and re lacquer existing architraves as existing.
8. Instal new porcelain tiles, provided by Client, on solid bed adhesive with 1mm joints as per attached drawing to wall and floor. Grout joints with white waterproof grout.
9. Service , clean and re-install pedestal basin with existing faucets and shower screen.
10. Instal new wc pan and seat supplied by client.
11. Supply and fit new sink waste outlet. Supply and fit new shower hose.
12. Remove existing radiator. Instal new chromed towel radiator supplied by Client. Adjust pipe work to suit.
13. Supply and instal new polished square edge mirror as per drawing.
14. Prepare and then silk vinyl paint decorate exposed plastered surfaces.

16. Utility
17. Carefully remove cupboard carcasses and doors. Store for re-use. Dispose of plinths and obtain replacements to match existing.
18. Remove water damaged particle board flooring between bathroom partition and joist line adjacent kitchen partition.
19. Remove mould damaged plaster board beneath existing work top and floor. Replace with new 15mm water resistant wallboard. Tape and skim.
20. Remove and replace to match existing, the skirtings
21. Supply and instal new 22 mm wbp plywood floor. Support all butt joints with treated softwood noggins. Incorporate inspection panel as existing.
22. Supply and fit new natural timber veneered engineered floating floor and underlay to match existing. Remove and refit existing skirtings to suit.
23. Paint decoration to new plasterwork to be min two coats Dulux white emulsion.
24. Sand down and re-laquer utility room frame and architraves.
25. Re-hang one number existing door.
26. Remove, sand and re-lacquer existing architraves. Refit.

28. Kitchen/Diner
29. Remove existing skirtings and store for refitting.
30. Supply and fit new natural timber veneered engineered floating floor laying perpendicular to external wall.
31. Refit skirtings repairing and touch up as necessary.
32. Supply and install three number low profile concealed strip type task lamps beneath existing kitchen units.
33. Supply and fit two new kitchen unit door fronts to match existing. Re-use existing door furniture.
34. Paint decoration by others.

36. Bedroom 2 (including built in wardrobe)
37. Light sand and re-laquer existing skirtings

39. Bedroom 3 (including built in wardrobe)
40. Light sand and re-laquer existing skirtings.

45. Ensuite Bathroom
46. Take up and remove existing floor.
47. Remove and store for reuse, existing basin.
48. Carefully remove existing ceramic tiles taking care not to damage existing wall board.
49. Instal new porcelain tiles, provided by Client, on solid bed adhesive with 1mm joints as per attached drawing to wall and floor. Grout joints with white waterproof grout.
50. Instal new wc pan supplied by client.
51. Instal new shower screen supplied by Client.
52. Refit existing pedestal basin.
53. Supply and install new square edged mirror as per drawing.

55. Guest Lavatory
56. Service flushing mechanisms as necessary.

58. Hall(including built in wardrobe)
59. Fit new architraves to front door. Prepare and paint with min two coats Dulux gloss white.
60. Lay underlay and engineered floor to wardrobe supplied by client.

62. External Works
63. Remove grass and topsoil sufficient to supply and lay 6 number 900x600 concrete paving slabs on compacted hardcore and sand cement bedding to create entrance patio. Ref drawing.
64. Supply and install 6m of square edged concrete edging with concrete haunching to allow for 300mm loose stone border to match existing.
65. Supply and install two new "float" type leaf guards to existing downpipes where missing.
66. Supply and install four number gutter brackets to replace broken ones. Test and check for leaking gutters.

69. Service boiler and provide certificate.
70. Check hob for gas leak and correct.
