Incorporating annexe back into main house

We are looking to put an offer in on a house which needs work but would like to have a rough idea of the cost before we can make an offer, with a view to having the work started as soon as we moved in. Currently the house has an annexe/'Granny flat' attached at side. We would want the annexe stairs taken out and boarded over, the annexe bedroom wall taken out so it then extends into where landing was, the annexe bathroom redoing, making it an ensuite and then downstairs knocking annexe kitchen through into original one to make a kitchen diner. I have the floor plans for both existing layout and what we would like and can arrange another viewing of the house if you require it
