Build WC in hallway

All works to be carried out in accordance with current Building Regulations

Investigate bearing of beam/lintel over original front door opening (lounge side).

Investigate foundation of pier supporting above beam/lintol.

Relocate BT point fixed to above pier.

Cut back as far as possible above pier. Quoin up & make good plaster.
Note additional support works may be necessary.

Relocate radiator.

Access to the staircase is to be turned through 90 degrees. Bottom treads & risers to be remodelled to form winders, newel post & balustrade to be altered to suit.

Construct WC c/o:-
Timber/metal stud walls lined with plasterboard & skimmed & sound deadening quilt. Walls to be as thin as possible.
Plumbing works and sanitary fittings (WC suite, whb & taps)
Electric works c/o light switch & point, ventilation.
Door, lining, stops, architrave & ironmongery.
Skirting to match existing.
Suspended Ceiling
Gyproc coving to match existing to hall side of new walls.
Picture rail to match existing to hall side of new walls.

Provide window in side wall above staircase.

Connect drain & waste pipe into manhole in front garden. Possible route is out through side wall of house, along sideway & under front steps. Make good concrete.
