Wood floor where it meets concrete floor under shared lino

Our kitchen and dining room are open plan. Both share the same lino but one room is concrete and the other is Floor boards. The area where they join has a broken section and needs a section of lino removing then the floor fixing/board(s) replacing before laying new matching section of lino.
If the job is too small we also have a room upstairs that also has a sinking/broken floorboard but under carpet that needs sorting too, but downstairs is more vital right now.
