Damp after block paving driveway

We had our driveway block paved just over a year ago and we are now getting damp on the brick work on the bottom of the bay window but also a weird patch of damp on the existing tarmac that runs along the block paving. Even after it’s not rained for days it’s still there. I can’t see anything dripping on it. Any ideas please?

This could mean that there hasnt been any account for how the water will drainwhere the water patch is and there could possibly be a patch of saturated ground under the paving where water is collecting leading to this damp on the bricks.

Has a drainage system been put in? Was the drive properly fitted with plastics for the drains?

It means the levels haven’t been set properly. Another issue is drive way hasn’t been ran into the drains

Hello,
Damp-Proof Course (DPC): Check if there’s a DPC (a waterproof layer) between the brickwork and the block paving. If the DPC is compromised or absent, moisture can rise through the bricks.
Solution: Repair or install a new DPC. This may involve lifting the block paving near the bay window and ensuring proper DPC placement.
Tarmac damp line maybe.
Capillary Action: Water can move laterally through porous materials like tarmac due to capillary action.
Solution: Ensure proper drainage around the tarmac area. Consider installing a French drain or improving surface grading to redirect water away. Sometimes, dampness can persist due to slow evaporation or hidden sources (e.g., underground water). Solution: Monitor the area over time. If the issue persists, consider professional help to investigate hidden water sources.
Remember that diagnosing damp issues can be complex, and it’s best to consult a qualified building professional or surveyor. They can assess the specific situation, identify the root cause, and recommend appropriate remedies.
Kind regards,
Craig

Firstly I would immediately see if the paving course is finished below the DPC (damp proof course). If it has not then seek immediate professional help.

Secondly I would make sure the water is falling away from the property and if it is coming towards the property then having a ACO drainage system in place which will prevent any water damage.

Lastly I would recommend a water sealant applied to the paving, tarmac and Brick work were the bay window is. This should prevent any damp patches.
