Flashing came out of chimney and chimney needs repointing
On the case there is no new lead flashing needed the work will cost around £150-£200 to repoint flashing in and the chimney

To replace a single roof tile will cost £25

Yes if possible although if made water tight and is bonded this will do
Ceiling joists which are not continuous or joined
Joists need to be structurley secure correctly
