There's a small leak that needs to be investigated and fixed

Small terraced out, currently rented out, there is a leak (small one) making the ceiling damp.

Leak probably comes from the T junction between bathtube and sink.

Access will probably need to be gained from the ceiling, but ideally we would want a less invasive operation.
