Convert sash window to French door with balcony

Job Description:
I am looking for an experienced builder/contractor to convert an existing timber sash window into a new doorway leading to a balcony. My property is a flat located within a Conservation Area, so the exterior finish must remain sympathetic to the local historic style (though the building is not officially Listed).
Scope of Work:
• Structural & Prep: Remove the existing timber sash window and knock down the exterior brickwork below the sill to floor level. Arrange for the safe removal and disposal of all rubble and the old window.
• Door Installation: Fit 1x bespoke timber French door. Please note: I will be supplying the door. You will need to supply the necessary fixings, sealants, and standard building materials.
• Plumbing: Disconnect and move the existing radiator (currently located directly under the sash window) to a new position on the adjacent wall, and reconnect to the system.
• Electrical: Supply and install 1x IP66 weatherproof outdoor socket on the balcony, running a spur from the interior, and provide the relevant Part P sign-off.
• Making Good & Decorating: Plaster the new interior reveals, adjust the skirting boards as needed, make good the exterior brickwork around the new frame, and handle the interior painting/decorating around the immediate work area.
