About Us:

I’m a fit & healthy guy who emigrated to the UK from South Africa in 2021.
Have spent 35 years in the bathroom & kitchen industry.
Accomplished tiler, stone worktop installer, cabinet installer, and general plumbing.

History:

I’ve been in the trades since 1985 starting as a ceramic tiler. As I always liked to do as much of the various trades in my own homes, I’ve learnt plumbing, cabinetry & joinery over the years.
I enjoy what I do, have built up all the trade tools and can apply myself to most jobs.

Answers:

It’s better to loosen the under-mount franke sink completely. disconnect the waste fittings in order to take it out completely.
clean off all the old silicone including the underside of the granite worktop.
drill 10mm deep holes into the granite underside to accept retaining clips.
apply new silicone to the sink and refit using the retaining clips to hold it in place.
one the clips are firmly holding the sink in position, reconnect the waste fittings
Flush pipe kits & seals are sold separately. the cistern itself is not guilty in this case, it may just be one rubber seal that has perished.
I think ???? there is a dead mouse/rat stuck somewhere in the waste pipes
I would leave the frog tape in place for both coats.
once all the painting is dry use a sharp stanley blade to gently cut the joint area with the tape and the painted area, peeling the tape away from the area at an angle
Both bench/kitchen tops can be removed without disturbing the cabinets below. if either of the tops is within 3 walls, and the walls are tiled, removal will take longer.
i would estimate 2 days to complete all the work mentioned with both 3 meter runs
