We have a leak coming through to our living room ceiling from the flat roof/terrace above. The terrace is currently covered with felt and water pools. We have had a number of trades come around to quote to resurface the terrace, most have said they wouldn't replace it with anything else other than fibre glass which we can't afford. One company has suggested removing the felt, adding a bitumen layer, PVA and then self-levelling compound with a 10mm drop/slop so the water drains off. Around the edge of the terrace they will install edge panels with waterproof sealant. Does this sound like a suitable fix as I'm nervous about paying the money to find its not fit for purpose at a later date.

Look in to rubber roofing I use it all the time 50 years life and never leaks
Hi Nic there is options but some are just a little bit more complicated than fibre glass it could be the case that it needs to be re pitched with ferings to get correct full so that the water drains of as sounds like the water ponding has made it sink in places were boards have rooted away due to water so re pitch re board n possible option could be re felt, rubber as cheaper
You really should strip the roof and re board forming a slow run slope and then torch on 2mm under felt then torch on a 6mm top felt all joints fully sealed
This should be the end of leaks
No ,they won't be enough slope
Bitumen will be ok just go for the cheaper option and get new two layer felt system.
Hi nic just some friendly advice. sometimes theses repair jobs don’t all ways work it never fixes the problems if you was gonna get it done (get it done right get it done once) so it’s no more Maintenance then. I’d suggest firestone rubber cover witch is the cheapest we supply&Fit Kind regards Tom
I would recommend rip up the existing and re deck the flat roof and put a run on it. So the water runs off correctly. I would do the job properly to save paying for it again.

It’s down to how much you want doing and how much your willing to spend because it’s water damage you would have to treat it which means replace or it will go mouldy and cause worse problems at a later date you would probably be best ripping it out and replacing with what’s there already so you would only need to purchase a roll of felt and chipboard And depending on what the lead flashing looks like possibly replacing that if can’t be re joined
I would not use that method I would you use 3 layer felt system new ply.new under layer. New top layer felt.
If a flat roof is ponding we can put a self level in compound Pound down to level the dips out Then we can fibreglass the top Of the Compound
We would come an assess the problem first before we would give any advice for what the customer should do.

Yes that would solve the problem as it is standing water adding a drop off will insure that the water will run off

Hi there , you can do the flat roof in rubber or do it in felt again but I would do it in 3 layer of torch on felt
As long as it is properly waterproofed should be fine
So in this case I would strip of old roof replace with new 18m osb boards then I would 1 peace sheet of fire stone rubber making sure it has got a 10m fall so the water runs of and to finish of roof I would put a gutter trim on and a kick stand to divert the water .
I would personally just strip back to the timbers put new Osb dwn. Then burn Underlay on for ur first covering with another layer of green mineral.. U can extend the roof to put a gutter in no problem be alot cheaper than fiberglass
Yes this is reasonable and correct to repair the leaking and for no future issues
