1. Bath mixer cold tap leaking. I removed the screw at the back of the tap to remove the handle but it does not come off. Didn't want to force it. 2. Plug on the pop-up waste and overflow has come off. Can't reach inside to screw it back in. Would like it to be 're-attached'. Space may be limited due to being located next to toilet.

I have an upstairs bedroom with a radiator that has developed a slow but persistent leak. The water can be seen to collect on the top of the TRV body when the thermoststic controller is removed. (I have a couple of simple photos) It looks like the body needs to be removed and replaced (I don't have the nerve to do it!). It's my late grandmother's house and I'm her executor.

It's come away and hard to get properly resecured. We also feel the blockage might be further downstream and is in harder to reach places so need someone to look at it. There is a strong stale odor coming from under the floorboards (if I was to describe it, it is a cross between a cabbage and a farm). I'm not sure I know which tradesman would deal with this type of problem but I need to find the source urgently and fix it as it is very unpleasant. The problem started a few months ago but is certainly stronger or more pungent now. Ideally, I would like a quote before including any call out out fee if applicable to help budget this. I'm not sure if this is a leaking pipe but it is difficult to tell as the floorboards are securely into place and I do not have the facilities to check the source.
