We are leaseholders living on the ground floor of a three storey block of flats owned by Clarion Housing. The property dates from around 1960. The problem is with the waste pipe in under the kitchen sink that runs to the communal stack. This is an old metal pipe that has now corroded and has a hole in it meaning all water now floods the kitchen. There is a kitchen unit to the right that covers access to the end of the waste pipe where it enters the wall and the rear of this unit will need to be cut away to allow replacement to take place. There will not be an expectation for any holes made in the rear of the unit to be made good. We are both pensioners in our 70's with mobility problems so I am no longer able to tackle this job myself.

pretty sure it's a faulty compression valve on the cold feed to the kitchen tap. Slow leak...perhaps 300-400ml per day getting out. Seems to leak faster in the evening. Needs fixed before I go away for christmas (20thDec), cz the container won't hold enough to not overflow if left that long without being emptied.

It's our plan to have the bathroom replaced, but in the meantime, the pipework is in insanely awful condition. We have several leaks in the bathroom (mostly pipes to do with the loo) and have to kayak our way to the tub most days! Then the washer went on the cold tap on the sink, and neither of us can shift the blessed thing, so it's constantly running, which isn't going to make us popular in these times of drought. So immediate job: fix the tap and assess the pipework. Can the leaks be fixed? Do we need to replace all the pipework? Can this be done before a new bathroom is fitted? Or should we get the whole lot done together? Do you fit bathrooms too?

I gave him the chance to apologise, he didn’t. When I pointed out he hadn’t contacted me, he pointed to his bike and then made a load of ridiculous excuses. When I asked him to leave he became annoyed. Dreadful person, rude and unreliable.
