Embedded root just growing inside fence needs removal. Fence will therefore need to be removed first, then after root removed, fence replaced renewing any rotten parts, and realigned as before. brickwork patio to be levelled where needed

Filler to picture holes, etc. Replacement of lavatory, bath and basin taps in bathroom. Sealant replacement. Boxing in of exposed piped around lavatory and sink unit. Replacement of electrical socks - like for like. Replacement of ceiling light fixtures. Carpet removal and replacement laminate flooring. Complete redecoration throughout, except kitchen. New under stairs WC

New below stairs WC A local church have a new home for their pastor. This needs a new ground floor WC installed under the stairs. In summary the work comprises: 1. Stripping out the existing wall between under stairs cupboards. 2. Moving the gas meter approx. 200 mm on existing flexible pipes. 3. Installing a new stub stack/AAV into a new below floor-board foul waste connection to an existing SVP (appox. 5m long) 4. Installing a new stud wall below stairs to increase the size of the larger cupboard, and provision of a new larger door/frame into the WC. Plastering all internal wall and ceiling surfaces. 5. Mods to the existing door and paneling to the small under stairs cupboard. 6. Fitting the new WC & WHB c/w new H&CW and waste connections. 7. Supplying a new centrifugal extract fan and ducting system from the WC wall to the external kitchen wall (appr. 6m run) in rigid PVC ducting above existing high level kitchen units. 8. Allow for mods to the existing lighting to the small under stairs cupboard. 9. Plywood lining and ceramic tiled floor to the new WC. 10. Painting and decorating the new WC walls/ceilings and all internal and external woodwork. A fuller specification and drawings/ photographs are available and a site visit shall be required. This project has a fairly tight schedule and the work must start on 1 Feb and be completed by 16 Feb 2019 when the new pastor and his family will be moving in.

Top floor flat: requires terraced built with a new 3rd landing with bifold doors, velux window in bedroom converted to single domer and hallway area single domer converted to double dormer. All on the same level

Lay paving in the front garden - 9square meters

I am interested in getting some paving put down in front of the house. The area between the house and the wall is about 9 square meters (or slightly less). It currently has some loose crazy paving in place. The house has a bay window at the front and the paving would have to be fitted around this. There would be a border where the existing hedge grows through. We are interested in block paving for the area, and ideally this would be supplied as part of the job.

Render a rear wall and install garden decking

Rear exterior wall needs Rendering/Plastering. 2 foot garden wall and some patio needs removing and Decking installed. Possibly 20 - 25 sqm off artificial turf fitted, although we may get a specialist company to deal with this if the builder is not experienced in this field

Fix a leak from exterior wall

I have a mystery leak above my front door that I believe might be down to failed rendering on the wall above it, but I can't say for sure. I live in a basement flat and directly above my front door are steps leading up to a communal front door to the other flats in my building. These steps have been treated with waterproof sealant so I'm pretty sure the leak is not coming from there. Is this something you can help me with? I think the first thing to do is to come over and take a look if you can.

It fills up and runs down the wall. • own down pipe is needed to drain the water • • Back wall: • There are some areas that need cutting out and patched up. Also some other cracks to be cut out and filled • • the back step by the back door needs to be sealed as water is running under the step • • All the walls at back of house only needs stripping back. All cracks cut out back to brick. will need to use EMC expanding metal where there are deep cracks and then re-render and patch in preparation for a full x3 coat decorated finish

Convert a storage room to a downstairs WC

I am looking for a builder to convert a downstairs storage room into a WC. Waste pipe to be installed which would require digging to connect to manhole. The room currently contains the electric main which will require boxing in, toilet and sink to be installed, room to be partially tiled.

Render around exterior door, fit interior bifold doors

1. I have just had new bifold doors fitted to my kitchen. The are around the edge outside needs to be finished off/tidied up - render with eg sand and cement? 2. I have had my lower floor knocked into one room and need to fit a door to comply with building regs. I want to fit some interior bifold doors. The job will involve creating a frame for the doors, fitting them and a small amount of stud partitioning to close off the existing gap around the frame.

Add a second entry to bathroom

I would like to add another entry to my bathroom through my bedroom. There is currently a storage area whose wall is shared with the bathroom, so I would like to break down the wall and add a door. In addition, there is a bathtub on the other side of where I would like the door to go, so this will need to be removed. I will then need to tile the floor where the bathtub was.

Suspended Ceiling Gyproc coving to match existing to hall side of new walls. Picture rail to match existing to hall side of new walls. Provide window in side wall above staircase. Connect drain & waste pipe into manhole in front garden. Possible route is out through side wall of house, along sideway & under front steps. Make good concrete. Plans are available
