rebuild front garden walls

to remove old render, then rebuild, repair, or replace, as necessary, my existing front garden walls, trying to reuse existing decorative blocks, then to render and paint to finish.

Two rear chimney breasts were removed about 17 years ago but the work was not completed in the roof space. A structural engineer has drawn up a spec to install two steel beams to load bearing walls to support the chimney. These need to be placed on concrete pads on top of the load bearing walls

Porch to be built

Foundations of the porch is done - need to build up and roof and windows and door put in. Light inside and out with floor put down inside and walls done inside.

1 large wooden beam on external wall has come away and needs re-fixing , some others have rotted and need replacing. there is some requisite plaster to be done also in surrounding area.

Floor repairs, wall repair needed

I just removed the laminated flooring in my flat and want to replace it with carpet. But underneath the flooring I found too many broken or missing floor tiles. Now there are gaps in the floor that need filling with self-levelling compound before I can put the carpet in. Also there is a hole in one of the walls that also needs filling.

Chimney breast removal

Hi I want to remove chimney breast on ground and 1st floor it needs to be supported with metal beams due to neighbours having a gallow brackets.

Plastering wall/ ceiling, flooring and install new kitchen.

Knockout back wall into back garden and install RSJ steel 3m wide and install folding door. Open up dining room into kitchen for more space. Take down kitchen ceiling plus dining ceiling and put up new plaster board's. Takeout old kitchen and Install new kitchen. Take up old floor joist and replace with new floor joist and floor board's. Install new down light. Paint living room and kitchen.

Build WC in hallway

All works to be carried out in accordance with current Building Regulations Investigate bearing of beam/lintel over original front door opening (lounge side). Investigate foundation of pier supporting above beam/lintol. Relocate BT point fixed to above pier. Cut back as far as possible above pier. Quoin up & make good plaster. Note additional support works may be necessary. Relocate radiator. Access to the staircase is to be turned through 90 degrees. Bottom treads & risers to be remodelled to form winders, newel post & balustrade to be altered to suit. Construct WC c/o:- Timber/metal stud walls lined with plasterboard & skimmed & sound deadening quilt. Walls to be as thin as possible. Plumbing works and sanitary fittings (WC suite, whb & taps) Electric works c/o light switch & point, ventilation. Door, lining, stops, architrave & ironmongery. Skirting to match existing. Suspended Ceiling Gyproc coving to match existing to hall side of new walls. Picture rail to match existing to hall side of new walls. Provide window in side wall above staircase. Connect drain & waste pipe into manhole in front garden. Possible route is out through side wall of house, along sideway & under front steps. Make good concrete. Plans are available

install 5 fire doors,

fit fire doows with heat seals and self closing device and a thumb turn lock to all 5 doors.

Skimming on 3 artex ceilins

to build a split level raised patio & install new flat roof

work to rear of house, to link two parts of building together with new flat roof & level floor. Remove rear windows and doors in preparation for bi fold doors. re wire one room & install new coving. Tile kitchen, hall, lounge & patio, install external lighting & heating. Remove & replace radiators. install glass balustrade and gas points in patio.

Repair ceiling

Leaking water tank caused water onto bathroom ceiling which has collapsed and now need repaired.

Removing door frame and leaving walk through space

DOOR AND TOP OF FRAME ALREADY TAKEN OUT TO FIT IN LARGE FURNITURE. WE WANT THE REST OF THE FRAME TAKEN OUT AND THE HOLE FINISHED TO MAKE A CLEAN WALK THROUGH - NB NOT AN ARCH.

FIll holes in concealed chimney

I'd like a quote for some work to fill in some holes in a chimey (in a cupboard - I can send photos) to prevent the smell of cigarette smoke from the flat below coming up into my flat. Would you be able to visit and check if this is a likely solution and if it is what it would cost please?
