Block paving almost reaching the top of damp proof course

I recently had a block paving driveway done. As the drive slopes towards the house the builder put an eco drain linked to a soakway so rain water could drain into it which is good However he has continued the block paving all the way to the wall of the house and has almost reached the top of the dpc and there’s only a half a bricks width of dpc remaining. He has also covered half of air vent? Is this a problem? Can I leave it like this? My friend said I should get him to remove the blocks next to the wall drill down to make a gap between the house and driveway put a plastic sheet in and fill it with stones and link it to a exhausting corner drain? he said if I leave it the rain water will splash on to the walls and cause damp. Is he correct? Won’t it just fill with water?? Won’t it still cause rain water splash back on the wall I do not want to damage my new driveway, please advise the best option without having to redo the whole drive. My builder did not mention any of this he said it’s all ok and nothing to worry about

Personally I make sure I'm atleast 1 brick below damp course and even the I would put a track drain against the house and connect to the drain or a saok away

If the works had been within the jurisdiction of Building Control, they would have insisted that either ground level ( the block-paving in your case ) be set 150mm below the level of the damp proof course, or there is sufficient drainage in place to allow for the block paving to be at the higher level.

In your case, I would suggest speaking to building control for independent advice as relying on tradespeople for guidance can result in a vast array of solutions, only some of them being valid., most trades know most of the reg's sufficient to complete their projects, but this is usually done in cooperation with a building survey who will give guidance based on the specific circumstances.
Building control has no vested interest in one solution or another and will have encountered every situation you're likely to present them with.

Our advice would be that you need to both install drainage alongside the house and ensure that no air bricks are obscured. The ideal solution would be to create a channel alongside the house where perforated pipe could be installed to create a "french drain", or an ACO drain (similar to what you have at the front of the property) can be installed to adequately drain the surface water away.
However, this needs to be done at a level so the top of the drain is below the bottom of the lowest air brick to ensure they are not compromised. This may not be possible depending on the level of the existing drain as it is in this case, it would require a little investigation to determine if the drain level could be altered or hooked into at a different point or if the air bricks could be raised using plastic "swan-necks" hidden within a wall cavity could be used.

Altering the level of the freshly laid driveway would be the absolute last solution to consider given its potential cost and disruption.

It is very much worth pursuing the original builder to rectify this, if needs be a building inspector or surveyor could produce a report and recommendations which would be harder for them to brush off as "not a problem".

All hard standing should be 150mm below damp course in accordance with current regulations. Air bricks should not be covered. Very least if consented on private property should be 75mm below.

In my opinion, it is a little close to the damp course.
Ideally 150mm below dampcourse and I all ways keep driveway edge 150mm - 200mm away from house.
Acco channels are used if driveway runs downhill to house.
Breathers shouldn't be covered as they are needed to air out below flooring.

Ideally I could advise more if I was able to see pictures of the problem.

Thanks

The builder should have not finish that high with the block paving driveway
Just so you can get the rain water to run away from the property.
That is the wrong way
When making any new driveway you are restricted by damp course levels air vent witch allow the air to go though
You can not go above should be 150mil below
You should always set a string line to see what is the best way for the rain water to flow and making sure you finish well below damp course

He should of kept 100mm away from the house , in my experiecence I would be taking Brick back up put the ecos 100mm away from the brick face , and relink them back to the soak away . Followed by gravel filling in the gap between the brick and the eco.

This is not a problem aslong as the block that goes all the way to the house is levelled away from the property which means any water will run away into the drain system he has installed it’s ok to cover up air vent half way aslong as he leaves enough room to ventilate the house am guessing the block being so high up the wall is due to the level of bock getting the water to run away get a bucket of water and pour it on the block and see what way the water run if it goes towards the house get him back out it should all run into the drain system from both sides of drain

No this is not ok. Your builder should have dropped the levels lower and fitted aco drains across the front of your house to take water away. You should have at least 6” between external ground level and your dpc.

He should continue the eco drain to catch this area or leave a 150 mm gully between end of blocks and the house ?

U can brick around the air vent so the air can still flow and block around the bricks

Really I would need to see the area but one of these options shud help
